About the position

As a Senior Vice President in the Valuation Advisory Services (VAS) at CBRE, you will play a pivotal role in the preparation of market value appraisals for various real estate assets. This position requires a high level of independence and expertise, as you will be responsible for preparing comprehensive appraisal reports from inception to completion. Your work will involve appraising simple, unique, or special-use properties, ensuring that all appraisal responsibilities are met with the utmost quality and professionalism. You will conduct detailed appraisal analyses to determine the value of real estate, adhering to the highest standards of work product quality. In this role, you will engage directly with clients to understand their appraisal requests, the problems they need to solve, and the scope of the projects. You will select appropriate valuation methods and techniques, conduct thorough research and analysis of property information, and prepare detailed appraisal reports that describe the physical and economic characteristics of the properties being appraised. This includes disclosing any extraordinary assumptions and hypothetical conditions, as well as providing supportive reasoning for your conclusions. To maintain your expertise and the reputation of CBRE, you will be expected to stay updated on current real estate values and property development potential. Participation in professional development opportunities and organizations is encouraged to enhance your appraisal accuracy. You will also contribute to the overall goals of the company by adding to the database, setting up a library, specializing in unique real estate markets, mentoring trainees, and engaging in client development activities.

Responsibilities

  • Independently prepare market value appraisals on assets with review by a Managing Director.
  • Prepare real estate appraisal reports from start to finish on simple, unique, or special-use properties.
  • Identify value to be estimated by discussing appraisal requests with clients.
  • Calculate valuation methods by selecting appropriate approaches and techniques for valuing property.
  • Research and analyze property information by collecting, verifying, and analyzing data regarding similar properties, sales, listings, vacancies, and offerings.
  • Prepare detailed appraisal reports describing physical and economic property characteristics, appraisal procedures used, and information analyzed.
  • Update job knowledge by studying current real estate values and property development potential.
  • Participate in professional development opportunities and organizations to conduct accurate appraisals.
  • Maintain organization reputation by conforming to the Uniform Standards of Professional Appraisal Practice (USPAP).
  • Collaborate with overall company goals by adding to the database, setting up a library, specializing in unique real estate markets, mentoring trainees, and engaging in client development.

Requirements

  • Bachelor's degree from a four-year college or university required; Master's degree preferred.
  • A minimum of 12 years of commercial appraisal experience and 3 years of review experience.
  • Institutional review experience is a plus.
  • Annual production of at least $750k.
  • Must have General State Certification/License and MAI designation.
  • Proficient in Argus, Microsoft Word, and Microsoft Excel.
  • Good writing skills and ability to comprehend, analyze, and interpret business documents.
  • Ability to make effective and persuasive presentations on topics to employees, clients, and/or public groups.
  • Above-average knowledge of financial real estate terms and principles.
  • Complete understanding of approaches to value real estate assets.
  • Ability to resolve problems with a variety of options in situations.
  • Requires high-level analytical and quantitative skills with experience in developing strategic solutions.
