About the position
The Property Leasing Manager will oversee the leasing of 280 residential units in a new luxury development in Marlboro, NJ. This hands-on managerial role requires significant experience in leasing high-end residential properties, with a focus on achieving leasing milestones and maintaining high occupancy rates. The position involves direct supervision of leasing staff and collaboration with various departments to ensure a smooth leasing process from prospecting to move-in.
Responsibilities
- Oversee residential leasing activities including cold calling, following up with prospects, and screening tenants.
- Negotiate and draft leases using Yardi software and DocuSign, ensuring execution of agreements.
- Schedule showings and conduct tours for potential tenants of vacant residential units.
- Manage Yardi CRM IQ system to maintain a comprehensive customer list and track lead interactions.
- Supervise a staff of 1 Leasing Agent and coordinate with Property Administrator, Maintenance, and Accounting personnel.
- Optimize work schedules of leasing staff and external brokers for property coverage.
- Regularly report to ownership on the status of upcoming vacancies and occupancy strategies.
- Collaborate with ownership on leasing strategies and market pricing.
- Coordinate move-in and move-out processes with the maintenance team for timely apartment turnover.
- Assist residents with lease signing, move-in orientation, and inspections as needed.
- Build and maintain professional relationships with prospects through effective communication.
- Close deals and effectively sell the properties.
- Coordinate local promotional events as required.
- Review upcoming vacancies and handle tenant renewals.
- Ensure properties are well-presented and relay deficiencies to maintenance for correction.
- Ensure compliance with Fair Housing and company policies throughout leasing efforts.
Requirements
- Bachelor's degree is required.
- Minimum of 10 years of experience in leasing high-end residential properties is required.
- Proficiency in Yardi software is required.
- Strong communication skills in English are required.
