About the position

As an Affordable Assistant Community Manager at Coast Property Management, you will play a vital role in supporting the Community Manager in maintaining the property and maximizing financial returns in line with the company's objectives. Your collaborative approach will be essential as you assist with various tasks, including leasing phone calls, email communications, marketing efforts, and conducting community tours. You will also handle accounts receivable, which involves inputting new resident information into the software system, processing rent payments, tracking partial payments, late payments, NSF payments, and managing rent delinquencies. In cases where evictions are necessary, you will also be responsible for processing those accordingly. Your responsibilities will extend to reconciling resident ledgers monthly and during move-outs to ensure timely disposition of security deposits. You will organize resident files and review all rental applications, lease agreements, and lease renewals for accuracy and compliance. Additionally, you will assist the Community Manager in preparing weekly and monthly financial reports, enforcing apartment community rules and regulations, and addressing resident disputes. Responding promptly to resident inquiries, work orders, and concerns with proper documentation will also be part of your role. Maintaining the curb appeal of the community and ensuring that the buildings comply with government and environmental regulations will be crucial. You will also ensure that employees comply with the State Residential Landlord & Tenant Act, and you should have knowledge of HUD, RD, and Section 42 (Tax Credit) Rules, Regulations, and Guidelines. This position is ideal for someone who appreciates structure and is comfortable ensuring staff compliance with company policies and procedures.

Responsibilities

Requirements

  • High School education or equivalent
  • Previous clerical/administrative experience and experience with office computers and software
  • Typing speed of 35+ words per minute
  • Comfortable with a 10-key and able to reconcile account ledgers
  • Must have a valid driver's license and reliable transportation
  • Able to communicate effectively with residents and maintain good working relations with team members and contract laborers
