The Affordable Community Manager is responsible for overseeing the day-to-day operations of a residential community or a group of communities within a specific geographic area. This role requires building a strong team with common goals and objectives while managing various aspects of property management, including budgeting, workplace safety, financial reporting, marketing, operations, and human resource administration. The Community Manager will ensure that the properties are performing optimally as real estate assets and will engage in direct supervision of on-site personnel, providing leadership and motivation to achieve community goals. The Community Manager will conduct regular inspections of the properties, ensuring that all buildings, grounds, and common areas are maintained to high standards. This includes maintaining daily records of inspections, following up on corrective actions, and ensuring compliance with safety practices and procedures. The role also involves coordinating with the Regional Property Manager on housing violations and ensuring that Fair Housing policies are understood and adhered to by all employees and contractors. In addition to operational responsibilities, the Community Manager will oversee human resources functions, including hiring, training, and supervising staff. They will provide leadership and coaching to employees, ensuring they understand their roles and the importance of their contributions to the community. The Community Manager will also be involved in marketing efforts, ensuring that the community is presented positively to potential residents and that resident relations programs are actively pursued to enhance resident retention. Financial responsibilities include ensuring that purchases are made in accordance with company policy, managing daily bank deposits, and maintaining accurate accounting procedures. The Community Manager may also supervise subordinate supervisors and is responsible for the overall direction and evaluation of these individuals, ensuring that all supervisory responsibilities are carried out in accordance with company policies and applicable laws.
