About the position

The Affordable Housing Assistant Community Director will support the Community Director in managing the daily operations of an affordable housing community. This role focuses on ensuring compliance with housing regulations, maintaining high occupancy levels, and providing exceptional support to residents and staff. The position requires a compassionate approach to resident relations and effective supervision of on-site staff.

Responsibilities

  • Assist the Community Director in overseeing day-to-day property operations and managing the asset to meet operational and financial goals.
  • Support the supervision of on-site staff, including Resident Services Coordinators, Compliance Specialists, Leasing Managers, and Maintenance personnel.
  • Maintain high occupancy levels through effective leasing techniques and implementation of marketing strategies.
  • Ensure compliance with affordable housing programs and regulations, including LIHTC, HUD programs, and other relevant initiatives.
  • Assist in budget preparation, rent collection management, and timely processing of vendor invoices.
  • Implement resident retention programs and promote positive resident/management relations.
  • Maintain accurate and up-to-date resident files, ensuring confidentiality and compliance with company policies.
  • Conduct regular property inspections and coordinate maintenance requests to ensure a high-quality living environment.
  • Assist in the training and onboarding of new team members.
  • Serve as a point of contact for residents, addressing concerns and resolving issues in a timely and professional manner.
  • Collaborate with local community organizations and government agencies to enhance affordable housing initiatives in Oakland Park.

Requirements

  • Proven experience in affordable housing programs, including LIHTC, HUD programs, USDA-Rural Development, HCD, HOME Funds, and Bonds.
  • Minimum of 1 year of experience in a supervisory role, preferably in residential property management.
  • High school diploma or equivalency certificate required; college degree in a related field preferred.
  • Valid driver's license and good driving record.
  • Excellent verbal and written communication skills in English.
  • Strong computer skills, including proficiency in MS Office, Google Apps, and property management software (e.g., RealPage).
  • Demonstrated leadership and management abilities.
  • Outstanding customer service skills and a resident-focused mindset.
  • In-depth knowledge of local housing regulations and policies, particularly those applicable to Oakland Park.
  • Strong interpersonal skills with the ability to build positive relationships with residents, staff, and community partners.
  • Excellent problem-solving and conflict resolution abilities.
  • Detail-oriented with strong organizational skills.
  • Ability to thrive in a fast-paced, dynamic environment.
  • Empathetic approach to addressing resident concerns and needs.
