About the position

ML Shepard, located in Los Angeles, CA, is a senior affordable housing community comprised of 90 units. The Community Manager is responsible, under the supervision of the Regional Manager, for all operations at the community. This includes general administration, maintenance, directing on-site personnel, and managing resources to ensure a stabilized fiscal operation. The Community Manager plays a crucial role in maintaining the quality of life for residents and ensuring compliance with all relevant regulations and standards. As the Community Manager, you will supervise all community team members and ensure that they are effectively carrying out their responsibilities. You will be tasked with completing weekly, monthly, quarterly, and annual reports to track the community's performance and compliance. Maintaining accurate resident files in compliance with established management procedures and funding agency regulations is essential. You will also process applicants and lease units by following the guidelines of the Resident Selection Criteria, ensuring that all procedures are adhered to. Building and maintaining relationships with local government agencies, such as HUD and TAC, is a key part of the role. You will conduct regular follow-up inspections on maintenance work, grounds, and common areas to ensure that the community is well-maintained. Additionally, you will be responsible for collecting rents and handling delinquent accounts, which requires strong organizational and communication skills to effectively manage resident interactions and financial transactions.

Responsibilities

  • Supervise all community team members

Requirements

  • 2-5 years of experience in property management
  • Experience with supervising staff members
  • Experience with Section 8
  • Experience with managing periodic inspections (such as HUD, TCAC and City inspections)
  • Excellent communication and interpersonal skills
  • Proficiency in Microsoft Word, Excel, Outlook and general computer skills
  • Detail-oriented
  • Reliable transportation
  • Valid California driver's license
  • Proof of auto insurance

Nice-to-haves

  • Bilingual fluency in Spanish and English
  • Yardi program experience
  • General knowledge of fair housing, 504 ADA, HUD, and Section 42 regulations
  • Certified Professional of Occupancy Certification (CPO) - Section 8 only
  • Specialist in Housing Credit Management Designation (SHCM) - Section 42 only
  • Registered Apartment Manager (RAM) Certification
  • Fair Housing Coordinator (FHC) Certification
