About the position

The Affordable Housing Leasing Consultant serves as the sales representative for the Urban Center community, responsible for engaging with potential and existing residents, conducting property tours, processing rental applications, securing lease agreements, and assisting with lease renewals. This role requires adherence to Fair Housing Laws and company policies while striving to meet client expectations and financial objectives.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in daily operations to meet client objectives.
  • Maintain positive and professional communication with applicants, residents, vendors, clients, and guests.
  • Maintain occupancy levels as established by owner/budget expectations.
  • Exhibit professional leasing techniques and assist with monthly market surveys and analysis.
  • Assist with advertising and marketing strategies for the apartment community.
  • Ensure all online marketing sources are updated daily.
  • Promote positive resident/management relations and assist with resident retention programs.
  • Ensure the safety, comfort, and privacy of all property residents.
  • Complete move-in orientation consistently with new residents.
  • Maintain appropriate resident files in accordance with FPI Standard Operating Procedures.
  • Ensure daily integrity and confidentiality of resident files.
  • Document and report any injuries, illnesses, or property damage promptly.
  • Assist residents with reporting maintenance needs and ensure timely completion of requests.
  • Enforce community rules and regulations fairly and consistently.
  • Comply with all Fair Housing Laws and FPI policies and procedures.

Requirements

  • Familiarity with affordable housing programs such as LIHTC, HUD programs, USDA-Rural Development, HCD, HOME Funds, and Bonds.
  • Minimum 1 year of experience in a similar role, preferably in Residential Property Management.
  • High School diploma or equivalency certificate required; college degree preferred but not required.
  • Valid Driver's License with a good driving record and current motor vehicle insurance.
  • Proficient in speaking, reading, and writing in English.
  • Strong computer skills including MS Office, Google Apps, and property management-related software.

Nice-to-haves

  • Experience in hospitality, retail, sales, or customer service.
