The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds, performing a variety of tasks to ensure the properties are in excellent condition. This role includes repairing flooring, drywall, and appliances, as well as troubleshooting and repairing plumbing, electrical, safety, and security systems, including lighting, locks, and smoke/CO2 alarms. The technician will also be involved in HVAC system maintenance, painting both interior and exterior surfaces, and general cleaning duties such as sweeping, mopping, and garden upkeep. In addition to these tasks, the Maintenance Technician must conduct all job duties in accordance with company policy and safety protocols, supporting the overall objective of meeting client expectations based on the operating capital budget and management agreement. The technician will be expected to adhere to a preventative maintenance program, ensuring that the property is maintained in a safe and aesthetically pleasing condition. The role also requires the technician to be on-call for emergency services during evenings, weekends, and holidays, as outlined in the employee handbook. Responsibilities include performing maintenance inspections and repairs on vacant apartments to ensure they are ready for new tenants, coordinating painting and appliance changes, and ensuring timely completion of all unit turnovers. The technician will also be responsible for maintaining equipment owned by the apartment community and ensuring compliance with various regulatory inspections, including NSPIRE, MOR, TCAC, and CALFHA. Overall, the Maintenance Technician plays a crucial role in maintaining the quality and safety of the living environment for residents, while also ensuring compliance with all relevant regulations and standards.
