About the position

The Maintenance Technician is a vital role within the multifamily property management sector, specifically at Park on Virginia, located at 3295 South Virginia Street, Reno, NV. This full-time position is responsible for the comprehensive upkeep and maintenance of apartment homes, buildings, and grounds. The technician will perform a variety of tasks that include, but are not limited to, repairing flooring, drywall, and appliances, as well as troubleshooting and repairing plumbing, electrical systems, safety and security systems (such as lighting, locks, and smoke/CO2 alarms), and HVAC systems. Additionally, the role involves painting both interior and exterior surfaces and performing general cleaning duties, including sweeping, mopping, and maintaining garden and yard areas. The Maintenance Technician must conduct all job duties in accordance with company policy and safety protocols, ensuring that the expectations of the client are met based on the operating capital budget and management agreement. This position requires a proactive approach to maintenance, including adherence to a preventative maintenance program as outlined in the Maintenance Manual, and ensuring that the property aesthetics comply with FPI Curb Appeal Policies. The technician will also be responsible for conducting maintenance inspections and repairs on vacant apartments to ensure they are in proper operating condition and appearance upon move-in. In addition to routine maintenance tasks, the technician will serve as on-call maintenance, providing emergency services during evenings, weekends, and holidays as needed. The role also involves maintaining an inventory of parts for repairs, ensuring compliance with various regulatory inspections, and collaborating with stakeholders such as city officials and financial institutions to achieve project goals. Overall, the Maintenance Technician plays a crucial role in maintaining the quality and safety of the living environment for residents.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community.
  • Adhere to the assigned maintenance program to ensure the most economical, proper and safe condition of the property.
  • Follow the preventative maintenance program as outlined in the Maintenance Manual.
  • Ensure grounds, curbs, and property aesthetics are in compliance with the FPI Curb Appeal Policies.
  • Serve as on-call maintenance providing evening, weekends and holiday emergency services.
  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
  • Coordinate and/or assist in painting vacant apartments and changing out appliances as necessary.
  • Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Prepare properties and ensure compliance for potential regulatory inspections such as NSPIRE, MOR, TCAC, and CALFHA.
  • Consistently and fairly enforce community rules and regulations and comply with all Fair Housing Laws.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • Experience in hotel maintenance, facilities maintenance, or construction will also be considered.
  • High School diploma or equivalency certificate required; technical school and/or CAMT certification preferred.
  • Valid Driver's License, a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
  • Must be able to wear a respirator and be medically fit for duty to comply with FPI's facial hair policy.
  • Proficient in speaking, reading, and writing in English.
  • Basic computer skills (email, internet, etc.).
  • May be required to provide and maintain own tools.

Nice-to-haves
