The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds, performing a variety of tasks that include repairing flooring, drywall, and appliances. This role requires troubleshooting and repairing plumbing, electrical, safety and security systems, including lighting, locks, and smoke/CO2 alarms, as well as HVAC systems. The technician will also be involved in painting both interior and exterior surfaces and performing cleaning duties such as sweeping, mopping, and maintaining garden/yard areas. All job duties must be conducted in accordance with company policy and safety protocols, with the ultimate goal of meeting the expectations of the Client based on the operating capital budget and management agreement. The Maintenance Technician will carry out the philosophies and wishes of the Owner in the daily operations of the apartment community, ensuring that FPI meets the Client's objectives and expectations. Responsibilities include adhering to the assigned maintenance program to maintain the property in a safe and economical condition, following preventative maintenance guidelines, and ensuring that the grounds and property aesthetics comply with FPI's Curb Appeal Policies. The technician will also assist with periodic inspections as outlined in the Safety and Maintenance Manuals or as specified by the Client or Lender. In addition to regular maintenance duties, the technician will serve as on-call maintenance, providing emergency services during evenings, weekends, and holidays. They will perform maintenance inspections and repairs on vacant apartments to ensure they are ready for new residents, coordinate painting, and change out appliances as necessary. The technician is also responsible for maintaining all maintenance equipment and ensuring compliance with safety regulations. This role requires a proactive approach to maintaining the property and ensuring compliance with various regulatory inspections, including NSPIRE, MOR, TCAC, and CALFHA.
