About the position

The Maintenance Technician at FPI Management, Inc. is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds at the Sanctuary Cove property located in North Lauderdale, FL. This full-time position requires a proactive individual who can perform a variety of tasks including repairing flooring, drywall, and appliances, as well as troubleshooting and repairing plumbing, electrical, safety, and security systems. The technician will also be responsible for HVAC systems maintenance, painting both interior and exterior surfaces, and general cleaning duties such as sweeping, mopping, and yard upkeep. In addition to these responsibilities, the Maintenance Technician must adhere to company policies and safety protocols while supporting the overall objective of meeting client expectations based on the operating capital budget and management agreement. The role includes serving as on-call maintenance for evening, weekend, and holiday emergencies, ensuring timely completion of unit turnovers, and maintaining compliance with various regulatory inspections such as NSPIRE, MOR, TCAC, and CALFHA. The technician will also be expected to maintain an orderly maintenance shop and secure all parts and supplies, while promoting a professional image in all interactions with residents, clients, and vendors.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community.
  • Adhere to the assigned maintenance program to ensure the most economical, proper and safe condition of the property.
  • Follow the preventative maintenance program as outlined in the Maintenance Manual.
  • Ensure grounds, curbs, and property aesthetics are in compliance with the FPI Curb Appeal Policies.
  • Serve as on-call maintenance providing evening, weekends and holiday emergency services.
  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
  • Coordinate and/or assist in painting vacant apartments and change out appliances as necessary.
  • Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Proficiently prepare properties and ensure compliance for various regulatory inspections.
  • Consistently and fairly enforce community rules and regulations.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required; technical school and/or CAMT certification preferred.
  • Valid Driver's License with a good driving record and current motor vehicle insurance.
  • Basic computer skills (email, internet, etc.).
  • Must be proficient in speaking, reading, and writing in English.

Nice-to-haves

  • Experience in hotel maintenance, facilities maintenance, or construction.
  • Knowledgeable in TCAC compliance and ensuring affordable housing projects meet necessary tax credit allocation standards.
  • Skilled in conducting inspections in accordance with CALFHA requirements.
