About the position

The Affordable Leasing Agent at New Columbia Apartments, a 554-unit affordable community located in North Portland, plays a crucial role in the leasing process. This position involves conducting property tours, fostering positive relationships with potential residents, and ensuring that the apartments are in optimal condition for tours and move-ins. The agent will be responsible for managing resident income certifications in compliance with the Low-Income Housing Tax Credit (LIHTC) program, overseeing the setup and compliance of resident files, and collaborating with HomeForward to ensure timely processing of move-in files. The role requires a proactive approach to customer service and a commitment to maintaining the community's standards and regulations. In addition to the leasing responsibilities, the Affordable Leasing Agent will also engage in various administrative tasks, including bookkeeping related to rent collection and report preparation. The position is full-time, with a schedule from Monday to Friday, 8:30 AM to 5:00 PM, totaling 40 hours per week. The agent will be expected to uphold the company's core values and contribute positively to the community environment.

Responsibilities

  • Conduct property tours for prospective residents.
  • Promote positive relations with residents and potential tenants.
  • Ensure units are in optimal condition for tours and move-ins.
  • Manage resident income certifications in compliance with the LIHTC program.
  • Oversee resident file setup and compliance.
  • Collaborate with HomeForward for timely move-in file processing.
  • Perform bookkeeping tasks involving rent collection and report preparation.

Requirements

  • High School diploma or equivalent preferred.
  • Previous property management experience is preferred.
  • Previous customer service experience is preferred.
  • Basic math skills for bookkeeping tasks.
  • Good verbal, written, and interpersonal communication skills.
  • Intermediate skills in Microsoft Office 365 programs such as Word, Teams, Outlook, and Excel.
  • Understanding of landlord/tenant laws, State and Federal Labor Laws, and Fair Housing Laws.
  • Possess a current and valid driver's license, proof of insurance, and a clean driving record.
