About the position

The Affordable Leasing Consultant at Avenue5 Residential is responsible for managing all activities related to affordable apartment rentals, including move-ins, move-outs, and lease recertifications. This role focuses on providing excellent customer service to prospective and current residents, ensuring maximum occupancy, resident retention, and client satisfaction. The consultant will also maintain accurate records, coordinate with maintenance for apartment readiness, and assist with resident relations and activities.

Responsibilities

  • Coordinate all activities related to affordable apartment rentals, move-ins, move-outs, and lease recertifications.
  • Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
  • Provide excellent customer service to prospective and current residents, promoting a quality living experience.
  • Generate and handle traffic, qualify prospective residents, lease apartments, and prepare lease documentation.
  • Ensure model apartments are in touring condition and orient prospective residents to the property.
  • Process renewal paperwork and ensure documentation is delivered to current residents monthly.
  • Maintain accurate and detailed records of traffic activity in the computer system.
  • Follow up with all prospective residents via phone, mail, or email.
  • Convert phone traffic into scheduled appointments for property tours.
  • Inspect apartments prior to resident move-ins and coordinate move-in/out needs with the maintenance team.
  • Create and maintain confidential resident files, reviewing move-in paperwork with new residents.
  • Complete weekly leasing reports accurately and timely.
  • Ensure all open and close procedures are completed daily.
  • Assist with ongoing resident relations by responding to requests promptly and accurately.
  • Shop competitive properties and inspect buildings and grounds for safety and cleanliness.
  • Assist with processing work order requests for residents and ensure timely completion.
  • Provide clerical support to management, including answering phone calls and processing property invoices.
  • Assist with planning and implementing resident activities to increase retention.
  • Comply with all company policies and applicable laws.

Requirements

  • High school diploma is required.
  • Minimum of one year of previous sales experience is preferred.
  • One year of previous residential leasing experience is preferred.
  • One year of previous affordable residential leasing experience with Section 8 and Tax Credit is required.
  • Excellent customer service and interpersonal skills.
  • Prior experience in Yardi Voyager or another equivalent system is preferred.
  • Basic knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.
  • Ability to work independently and prioritize effectively in a fast-paced environment.
  • Strong organizational and time-management skills.
  • Must maintain a valid driver's license, clean driving record, and current auto insurance.
