About the position

The Maintenance Manager at Corcoran Management Company is responsible for overseeing the physical upkeep of the property, ensuring timely and effective service of resident work requests, and managing maintenance staff. This role involves maintaining equipment, coordinating maintenance schedules, and ensuring compliance with safety and operational standards within the approved budget.

Responsibilities

• Ensure all equipment and supplies needed for maintenance are on hand and competitively priced.
• Obtain pre-approval for all unbudgeted purchases exceeding $500.
• Schedule and supervise maintenance, janitorial, and grounds staff for efficient routine and preventive maintenance.
• Participate in the hiring process and make recommendations on employment matters.
• Inspect all units annually and upon vacating, submitting reports for deposit settlements.
• Coordinate with management to ensure accurate accounting of unit status (vacant vs. occupied).
• Provide emergency response on weekends, evenings, and holidays as part of the coverage schedule.
• Maintain records of preventive maintenance, work orders, and inspections, submitting reports timely to management.
• Ensure equipment is maintained according to manufacturer recommendations and company schedules.
• Regularly check and replace lighting in common areas as needed.
• Identify and correct potential safety issues or report them to management.
• Manage key control systems in accordance with company policy.
• Keep accurate records on contracts, suppliers, and utility shut-offs.
• Ensure maintenance staff are in uniform and adhere to safety protocols.
• Coordinate snow removal efforts and maintain logs.
• Oversee grounds maintenance and coordinate the annual landscape program.
• Utilize invoice processing technology for vendor records and payments.

Requirements

• High School Diploma or equivalent combination of education and experience.
• Minimum of 3 years' trade experience or general building maintenance.
• Working knowledge of electrical and mechanical systems used in maintenance.
• Ability to read, write, and communicate in English.
• Ability to follow detailed instructions.
• Ability to pass background screening, drug and alcohol screening, and physical and agility tests.
