About the position

National Community Renaissance (CORE) is seeking an Apartment Community Manager I to join our property management team. As one of the nation's largest non-profit affordable housing developers, CORE has over a 30-year track record in community revitalization. The Apartment Community Manager I plays a crucial role in transforming the economic and social future of communities by managing quality, affordable housing and delivering best practice social services to improve the self-sufficiency of our residents. This position is responsible for leading the overall administration, compliance, and maintenance of the property, while striving to maintain 100% occupancy. The Community Manager I will work in partnership with Hope Through Housing to develop and deliver social programs for our residents and the neighborhood. Proactive behavior and relationship-building within the community are essential to properly represent National Community Renaissance. The Community Manager I reports to the Regional Manager, Area Manager, or Senior Community Manager and directs and supervises 1-2 on-site personnel and/or temporary resources. The role encompasses various responsibilities including compliance with property management policies, handling marketing and advertising for vacancies, managing financial operations, and ensuring customer service excellence. The Community Manager I is also tasked with designing and implementing resident programs, managing community relations, and attending company-sponsored events that may require overnight stays. This position is vital in creating a community of caring and excitement that is noticeable to residents and the broader community.

Responsibilities

  • Lead the overall administration, compliance, and maintenance of the property while striving to maintain 100% occupancy.
  • Work in partnership with Hope Through Housing to develop and deliver social programs for residents and the neighborhood.
  • Ensure resident files and Yardi data are maintained in accordance with compliance and property management policies and regulations.
  • Review and approve all resident notices pertaining to recertification.
  • Maintain property waiting list in accordance with the properties' Tenant Selection Plan.
  • Handle marketing and advertising for vacancies in accordance with properties' Affirmative Fair Housing Marketing Plan.
  • Conduct monthly site inspections and prepare reports for management.
  • Manage office supply inventory and ensure maintenance supplies are purchased in a timely manner.
  • Ensure work orders are processed in Yardi within established timelines.
  • Accurately account for and balance petty cash in accordance with company policies and procedures.
  • Prepare deposits for banking and post resident payments into Yardi within timelines established by management.
  • Manage account receivables and ensure past resident balances due are turned over to collection agencies.
  • Respond to all resident complaints in a timely and professional manner.
  • Design, implement, and manage appropriate resident programs and ensure their ongoing success.
  • Manage ongoing positive relationships with all City staff and other local representatives and social service providers.

Requirements

  • Minimum of a high school education or equivalent.
  • Minimum two to five years working in a position with comparable responsibilities.
  • Must be able to pass company-sponsored Tax Credit Certification class within the first year of employment.
  • Minimum two years working in a customer service environment.
  • Minimum two years supervisory experience.
  • Experience in financial management.
  • Proficient in Microsoft Office Products such as Word, Excel, and Outlook.
  • Experience with Yardi property management accounting software is preferred.
