About the position

The Apartment Community Manager is responsible for overseeing the daily operations of an apartment community, ensuring compliance with regulations, managing staff, and maintaining a supportive environment for residents. This role involves implementing policies and procedures, managing budgets, and addressing resident concerns while providing exceptional customer service.

Responsibilities

  • Hires, supervises, trains, and evaluates staff.
  • Provides daily leadership for the team.
  • Identifies appropriate contractors, defines scope of work, and obtains necessary bids.
  • Performs property inspections to maintain curb appeal and assess maintenance issues.
  • Oversees maintenance program including supervision, inspections, and monitoring work orders.
  • Addresses resident concerns including property repairs, neighbor disagreements, and renewal agreements.
  • Prepares annual budget, monthly variance reports, and processes invoices.
  • Processes invoices in Yardi and submits for payment.
  • Handles rent collection and prepares deposits using Yardi property management software.
  • Creates a positive company culture.
  • Provides daily/weekly/monthly reports as required by the Regional Manager.
  • Advocates Risk Management initiatives for employee safety.

Requirements

  • Minimum 3 years of property management experience, with at least 2 years in a supervisory position.
  • Minimum 2 years of affordable housing experience.
  • Tax Credit experience is a must.
  • Yardi experience preferred.
  • Clear understanding of General Ledgers and budgeting.
  • Clear grasp of federal fair housing laws and applicable local housing provisions.
  • Proficient in reading and writing English.
  • Valid Driver's License.
  • Ability to work effectively with common Microsoft software applications.
  • Exceptional customer service abilities.
  • Excellent problem solving, listening, and reasoning skills.
