About the position

The Community Manager is responsible for overseeing the daily operations of an apartment community in Ventura, CA. This role involves managing maintenance staff and vendors, ensuring compliance with fair housing laws, and providing exceptional customer service to residents. The Community Manager will also be responsible for marketing available units, managing property expenditures, and maintaining organized records.

Responsibilities

  • Market and lease available apartments in compliance with fair housing laws.
  • Pre-lease units and maintain a waitlist of prospective residents.
  • Provide high-level customer service and connect with residents.
  • Collect and deposit rent, late fees, and deposits using Yardi software.
  • Market available units daily on approved marketing sites.
  • Screen and qualify prospective residents.
  • Prepare vacant units for rental, including renovation oversight.
  • Enter traffic, applications, leases, notices, and work orders into Yardi Voyager.
  • Provide status updates and strategies to the Regional Manager for smooth property operations.
  • Maintain organized unit files including leases and communications.
  • Bid and negotiate service contracts and manage vendor relationships.
  • Perform necessary maintenance and ordinary repairs.
  • Oversee general cleaning of the building and grounds.
  • Manage property expenditures in accordance with budget.
  • Respond to resident requests or complaints in a timely manner.
  • Enforce community rules and report unusual resident problems.

Requirements

  • A minimum of four (4) years of multi-family property management experience.
  • Working knowledge of property management and California local laws.
  • Strong Microsoft Office skills and experience with Yardi Voyager and RealPage preferred.
  • Excellent problem-solving, multi-tasking, and organizational skills.
  • Ability to empathize with residents and staff while enforcing community rules.
  • Strong verbal and written communication skills.
  • Ability to write reports and business correspondence.
  • High school diploma or equivalent; college degree is a plus.
  • Valid driver's license.
