About the position

The Apartment Community Manager is responsible for overseeing the daily operations of an apartment community in Ventura, CA. This role involves managing a team, ensuring high levels of customer service, and maintaining compliance with housing laws. The manager will also handle marketing, leasing, and maintenance activities to achieve the community's goals.

Responsibilities

  • Market and lease available apartments in compliance with fair housing laws.
  • Pre-lease units and maintain a waitlist of prospective residents.
  • Provide high-level customer service and connect with residents.
  • Collect and deposit rent, late fees, and deposits using Yardi software.
  • Market available units daily on Craigslist and other approved sites.
  • Screen and qualify prospective residents.
  • Prepare vacant units for rental, including renovation oversight.
  • Enter traffic, applications, leases, notices, and work orders into Yardi Voyager daily.
  • Provide status updates and strategies to the Regional Manager for smooth operations.
  • Maintain organized unit files including leases and communications.
  • Bid and negotiate service contracts and manage vendor relationships.
  • Perform necessary maintenance and ordinary repairs.
  • Oversee general cleaning of the building and grounds.
  • Manage property expenditures in accordance with budget.
  • Respond to resident requests or complaints in a timely manner.
  • Enforce community rules and report unusual resident behavior.

Requirements

  • A minimum of four (4) years of multi-family property management experience.
  • Working knowledge of property management and California local laws.
  • Strong Microsoft Office and property management software skills, particularly Yardi Voyager and RealPage.
  • Excellent problem-solving, multi-tasking, and organizational skills.
  • Ability to empathize with residents and staff while enforcing community rules.
  • Strong verbal and written communication skills.
  • Ability to write reports and business correspondence.
  • Ability to effectively present information and respond to questions.

Nice-to-haves
