About the position

AIR Communities is preparing for growth and future hiring needs for a potential new asset in the Boston area! We are looking for an Apartment Service Manager for a 200+ unit luxury property near Downtown Boston. This position is contingent upon the successful closing of the management agreement for this asset. As an Apartment Service Manager, you will lead and develop a team of maintenance professionals, ensuring exemplary service to residents and team members alike. You will manage all aspects of property maintenance, which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests. Your role will also involve communicating property maintenance and capital needs to management, ensuring that all maintenance and capital needs are addressed in a timely manner. In this position, you will be responsible for ensuring that the property follows AIR operating procedures and guidelines, as well as compliance with regulations related to Environmental Health & Safety. You will manage the budget efficiently to maximize return on investment while maintaining the highest level of quality and customer service. The ideal candidate will have at least 3 years of experience in technical maintenance and facilities management, ideally in property management or a similar industry such as hospitality, retail, or restaurants. You will also need to have 1-3 years of experience leading a team in customer service and asset maintenance. This role requires a reliable mode of transportation and the ability to work a flexible schedule, including evenings, weekends, and on-call shifts at least one week a month. Comfort with physical activity is essential, as you will need to move heavy equipment and machinery.

Responsibilities

  • Lead and develop a team of 1+ direct reports
  • Provide exemplary service to residents and team members
  • Manage all aspects of property maintenance including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
  • Communicate property maintenance and capital needs to management and ensure they are addressed
  • Ensure property compliance with AIR operating procedures, regulations, and Environmental Health & Safety standards
  • Manage budget efficiently to maximize return on investment while maintaining quality and customer service

Requirements

  • At least 3 years of experience with technical maintenance and facilities management ideally in property management or similar industry
  • 1-3 years of experience leading a team in customer service and asset maintenance
  • A reliable mode of transportation
  • Ability to work a flexible schedule including evenings, weekends, and on-call shifts
  • Comfort with physical activity and ability to move heavy equipment and machinery
  • Ability to read, write, and speak English
