About the position

As a Maintenance Technician with JWilliams Staffing, you will play a crucial role in maintaining and repairing apartment units across premier communities in Southern California. This position requires a hands-on approach to ensure that all electrical, plumbing, and general maintenance tasks are performed efficiently and effectively. You will be responsible for a variety of maintenance tasks, including carpentry, painting, and drywall repair, which are essential for ensuring timely apartment turnovers and the overall satisfaction of residents. Your commitment to providing top-tier customer service will be paramount as you interact with residents and respond to their maintenance requests. In this role, you will assist with daily operations, which include the maintenance and repair of various building systems. You will be expected to respond promptly to customer service requests, prioritize tasks, and follow up according to company policy using the work order system. Your responsibilities will also include performing repairs and replacements of electrical and plumbing fixtures, as well as cosmetic repairs such as recaulking and patch-painting. Additionally, you will support advanced HVAC, electrical, and plumbing work as directed, conduct preventive maintenance, and assist with equipment/system installations and replacements. You will also be responsible for maintaining inventory by ordering parts and supplies as required, coordinating maintenance efforts with contractors and technicians, and inspecting buildings and grounds for any equipment malfunctions or safety hazards. Ensuring that all work areas are clean and safe, and responding swiftly to emergency situations in compliance with applicable codes and regulations, will be part of your daily duties. Adhering to company policies and procedures while completing assigned facility maintenance duties will be essential for your success in this role.

Responsibilities

  • Maintain and repair apartment units including electrical, plumbing, and general maintenance tasks.
  • Perform general maintenance tasks such as carpentry, painting, and drywall repair.
  • Respond promptly to customer service requests and prioritize tasks using the work order system.
  • Conduct repairs and replacements of electrical and plumbing fixtures, as well as cosmetic details like recaulking and patch-painting.
  • Support advanced HVAC, electrical, and plumbing work as directed.
  • Perform preventive maintenance and assist with equipment/system installations and replacements.
  • Conduct water treatment testing and document/report results.
  • Maintain inventory by ordering parts and supplies as required.
  • Coordinate maintenance efforts with contractors and technicians under supervisor direction.
  • Inspect buildings and grounds for equipment malfunctions, building issues, and safety hazards, promptly reporting concerns.
  • Ensure all work areas are clean and safe and respond swiftly to emergency situations in compliance with applicable codes and regulations.
  • Adhere to company policies, procedures, and directives while completing assigned facility maintenance duties.

Requirements

  • Minimum 1 year of recent maintenance experience in the multifamily housing industry.
  • Proficiency in plumbing, electrical, and general residential building maintenance.
  • Basic tools required; materials provided.
  • Strong problem-solving skills and a positive team-player attitude.
  • Valid Driver's license.
  • Willing to undergo Drug Screen, Background check, Motor Vehicle Records/MVR Check, and Physical Assessment as part of pre-screening process.

Nice-to-haves

  • Experience with advanced HVAC systems.
  • Certification in plumbing or electrical work.
