Apartment Maintenance Technician - Glenwood

About the position

As a Maintenance Technician I, you will be responsible for preparing vacant units for re-occupancy and maintaining the overall condition of the property. This includes performing preventative and corrective maintenance, cleaning and restoring apartment homes, and assisting with special projects. You will also maintain relationships with residents and vendors, ensuring the property is safe, attractive, and comfortable.

Responsibilities

• Clean and restore recently vacated apartment homes.
• Maintain cleanliness of the facility and grounds.
• Change bulbs, locks, and keys.
• Install or assist with the installation of appliances.
• Perform exterior and interior painting and caulking, and light drywall repair.
• Manage painting, pressure washing, and cleaning of breezeways and parking lots.
• Walk through upcoming or newly vacant units to forecast repairs.
• Create punch lists or quality control checklists for completed units.
• Assist with the removal of trash or belongings in vacant units.
• Perform quality control on all systems, appliances, and aesthetics to ensure apartments meet move-in standards.
• Assist in prepping units for painting by performing breakdown and put-back of electric and switch plates.
• Assist with diagnosis and minor routine maintenance/repair of electrical, plumbing, A/C, heating systems, and appliances.
• Support and manage daily and weekly cleaning and upkeep of common areas.

Requirements

• One year minimum of prior experience or related experience.
• Reliable transportation to carry out responsibilities effectively.
• Excellent communication skills, both verbal and written.
• Superior customer service and interpersonal abilities.
• Ability to analyze complex problems and propose workable solutions.
• Knowledge of apartment building maintenance and minor repairs.
• Ability to operate power tools and perform routine maintenance issues.

Nice-to-haves

• Experience with customer service in a residential setting.
