About the position

FOURMIDABLE is seeking a full-time, experienced Apartment Maintenance Technician to join our team at Pinewoods Apartments located in New Haven, MI. This position is essential for maintaining the interior and exterior of the community, ensuring that all facilities are in good working order and meet the standards of safety and cleanliness. The ideal candidate will be dynamic, organized, and a self-starter, capable of performing a variety of maintenance tasks under direct supervision. As a government-funded facility, candidates must be able to pass a background and drug screen. The Apartment Maintenance Technician will be responsible for minor repairs including electrical, plumbing, concrete, masonry, roofing, painting, and carpentry. The role also includes maintaining the grounds, signage, outdoor furniture, pool upkeep, and snow/ice removal. The technician will interact with residents, owners, employees, visitors, and suppliers in a professional and courteous manner, ensuring a positive living environment for all. In addition to routine maintenance, the technician may be required to work on-call and respond to emergencies, which may include living on-site depending on community needs. The position requires a commitment to safety practices and compliance with local, state, and federal codes. The technician will also assist in inspections of the property and report any deficiencies to the Maintenance Supervisor. Responsibilities

  • Maintain the interior physical appearance of the community, including vacant apartment preparation, painting, and upkeep of common areas.
  • Perform minor repairs such as electrical, plumbing, HVAC, carpentry, and masonry.
  • Maintain grounds by removing litter, trash, and debris daily.
  • Sweep parking lots and sidewalks after each trash collection.
  • Ensure clear and safe walkways, entrances, and parking lots, including snow and ice removal during winter.
  • Assist in weeding flower or shrub beds and tree bases during the summer season.
  • Plant and maintain the landscape, including flower beds, trees, and shrubs.
  • Maintain the lawn sprinkling system and community-related signage.
  • Complete daily work assignments in a professional and courteous manner, ensuring compliance with codes and community policies.
  • Assist in inspections of the property and report any deficiencies.
  • Follow all safety practices and operate in a manner that protects people and the environment.
  • May be required to live on-site to respond to emergencies and work on-call as scheduled.

Requirements

  • Ability to pass Level I Maintenance Certification exam within six months of hire.
  • Good mechanical ability and interpersonal/communication skills.
  • Detail-oriented with the ability to follow detailed instructions and properly use tools and equipment.
  • Ability to stand, bend, stoop, climb, and lift up to fifty pounds.
  • Dependable and reliable with a neat and clean appearance.
  • Ability to respond promptly and effectively in emergency situations.

Nice-to-haves

  • One year of Service Technician experience.
  • Experience in light electrical, plumbing, HVAC, carpentry repairs, and other related areas.
  • High School diploma or equivalent.
  • Working knowledge of trades, including HVAC, carpentry, masonry, etc.
  • Skilled Trade certification.
  • Knowledge of federal, state, and local codes, including Fair Housing and EEO laws.
