About the position

Bartsch Management is expanding its maintenance team and is seeking a dedicated Apartment Maintenance Technician. This role is crucial for maintaining the day-to-day operations and ensuring the physical assets of the property are well-kept under the guidance of the Maintenance Manager. The technician will be responsible for addressing maintenance service requests, completing the make-ready process for vacant apartments, and adhering to expense limits to ensure cost-effective operations. The position also involves scheduling and executing a Preventative Maintenance Program, coordinating special projects, and monitoring the work of outside contractors. In addition to routine maintenance tasks, the technician will be on call for 24-hour emergency maintenance services, requiring them to carry a pager or cell phone as needed. The role includes monitoring and maintaining all building systems, performing grounds work such as trash collection and landscaping, and reporting any unusual occurrences or damages to the Property Manager. The technician is expected to maintain a professional demeanor while interacting with residents, vendors, and fellow employees, ensuring compliance with safety standards and company policies. The ideal candidate will possess a strong customer service background, basic knowledge of plumbing, HVAC, and electrical systems, and a willingness to learn and be trained. A positive attitude, good attendance record, and access to necessary hand tools are also essential for success in this role.

Responsibilities

  • Complete all maintenance service requests as assigned.
  • Perform the make-ready process of vacant apartments as directed by the Property Manager.
  • Maintain inventory controls for cost-effective operations.
  • Schedule and complete the Preventative Maintenance Program.
  • Coordinate special projects as directed by the Property Manager.
  • Assist in monitoring all work performed by outside contractors.
  • Provide 24-hour emergency maintenance service as scheduled.
  • Monitor and maintain all building systems as assigned.
  • Complete grounds work as directed by the Property Manager, including trash pickup and landscaping maintenance.
  • Alert the Property Manager of any unusual occurrences or damages.
  • Complete payroll timesheets and mileage reimbursement submissions.

Requirements

  • 2 years of maintenance experience.
  • Basic knowledge of plumbing, HVAC, and electrical systems.
  • Strong customer service skills.
  • Valid driver's license and reliable transportation.
  • Basic mechanical aptitude.
  • Access to necessary hand tools (e.g., drill, channel locks, pliers, hammer).
