About the position

The Apartment Maintenance Technician will be responsible for performing a variety of maintenance tasks across several apartment complexes located in Vista and Fallbrook. This role requires a licensed individual who can complete work orders, turnovers, and other necessary tasks independently while adhering to the time expectations set by the superintendent. The technician will engage in routine preventive maintenance and will be expected to handle plumbing, electrical, carpentry, appliance repair, painting, and drywall patching as needed. Key responsibilities include repairing, replacing, or installing plumbing fixtures such as faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, and washing machines. The technician will also be responsible for electrical work, which includes repairing or replacing power switches, fuses, wall sockets, ceiling lights, ceiling fans, thermostats, and heaters. Additionally, drywall repair will be a significant part of the job, addressing minor dings and larger holes caused by damage or water issues. Painting duties will involve minor touch-ups following damage repairs and applying new coats of paint to unit walls between residents. The technician will also perform preventative maintenance on heating systems, plumbing fixtures, sprinkler systems, smoke detectors, and fire extinguishers, ensuring health and safety standards are met. The role may also include installing locks as needed. The ideal candidate will have previous experience in apartment communities or hotel maintenance, be familiar with maintenance tools and equipment, and have access to personal hand tools and a power drill. The ability to handle a physical workload while being deadline and detail-oriented is essential for success in this position.
