About the position

We are a small, but growing apartment management company located in Matteson, IL, dedicated to maintaining the properties we manage and ensuring the satisfaction of our residents. We are currently seeking a thorough and skilled Maintenance Technician to join our team. This role is essential in preserving the good condition and functionality of our apartments and common areas. As a Maintenance Technician, you will be responsible for a variety of maintenance tasks, including but not limited to painting, HVAC installations, and landscaping. The ideal candidate will possess a practical mindset, attention to detail, and the ability to work autonomously while adhering to all health and safety guidelines. Your primary goal will be to maintain the buildings and common areas in the best possible condition, ensuring a safe and pleasant living environment for our residents. In this role, you will perform work orders submitted by residents, maintain heating and plumbing systems, inspect alarm systems, conduct manual repairs, and undertake pest control activities. You will also assist in budget preparation and ensure that maintenance activities align with the allocated budget. This position requires a proactive approach to maintenance and a commitment to quality service.

Responsibilities

  • Perform work orders submitted by Residents.
  • Maintain heating and plumbing systems to ensure functionality.
  • Inspect alarm systems (fire, protection) and schedule repairs when needed.
  • Perform manual repairs when necessary (fix locks, replace windows, etc.).
  • Undertake activities of pest control such as spraying insecticide.
  • Conduct general upkeep procedures (e.g., landscaping) and other tasks as assigned (painting, carpentry, etc.).
  • Assist in budget preparation and ensure it is followed.

Requirements

  • Proven experience as a maintenance technician.
  • Basic understanding of plumbing, HVAC, and carpentry.
  • Knowledge of apartment turnover processes.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • Manual dexterity and problem-solving skills.
  • Good physical condition and strength with a willingness to work overtime.
  • High school diploma or equivalent; Certificate in HVAC, building maintenance technology, or relevant field will be a plus but not required.
  • Knowledge of Boiler Systems.
