About the position

Morrow Realty Company is seeking a full-time Apartment Maintenance Technician to be responsible for the physical maintenance and general repair of multi-family properties. The role involves working closely with the Site Manager and Maintenance Coordinator to ensure the upkeep of the property, including handling heating and AC maintenance, carpentry, electrical systems, plumbing, and preparing vacant apartments for new occupants. The technician will also maintain the grounds and equipment, ensuring a safe and pleasant living environment for residents.

Responsibilities

• Comply with company rules and regulations.
• Adhere to instructions from the Site Manager and Maintenance Coordinator.
• Perform physical maintenance and general repairs of the property.
• Handle heating and AC maintenance.
• Conduct general carpentry and electrical repairs.
• Repair windows, tiles, floors, walls, and doors.
• Work with the Site Manager to prepare vacant apartments for occupancy.
• Paint apartments as scheduled by the Site Manager or Maintenance Coordinator.
• Maintain plumbing systems and ensure proper operation.
• Maintain the daily appearance and upkeep of the grounds.
• Service lawn mowers and other lawn equipment.
• Assist in implementing a preventive maintenance program.
• Organize maintenance shop and equipment.
• Ensure equipment is properly inventoried and in good operating condition.
• Remain on-call for emergency weekend service calls.

Requirements

• Valid driver's license.
• Dependable transportation.
• General knowledge of plumbing, electricity, and grounds work.

Nice-to-haves

• Previous apartment maintenance experience.
• CPO certification.
• HVAC certification.
