About the position

Gardner Management Company of Kalamazoo, Michigan, is seeking a detail-oriented, highly-organized, and motivated Apartment Property Manager for one of our Fair Housing communities located in Eaton Rapids, Michigan. The ideal candidate will be a team player who is interested in building strong communities and managing all operational and financial activities of the apartment community. This role is crucial in ensuring that the property is well-maintained, financially sound, and compliant with all relevant regulations. The Property Manager will be responsible for anticipating, identifying, and assessing tenants' needs, ensuring a high level of tenant satisfaction and community engagement. In this position, the Property Manager will maintain financial operations, which includes accurate reporting of rents and deposits, preparing the annual budget, and generating monthly performance and occupancy reports. The role also involves managing re-certifications, occupancy levels, and compliance with Fair Housing regulations. The Property Manager will conduct regular inspections of the grounds and buildings to maintain physical operations and will collaborate effectively with the company’s accounting and maintenance teams to ensure that all aspects of property management are handled efficiently. Responsibilities

  • Anticipate, identify, and assess tenants' needs

  • Maintain physical operations by conducting ground and building inspections

Requirements

  • Associates Degree with a concentration in real estate, property management, business administration or related field or requisite professional experience
  • Proficiency in MS Office
  • Excellent communication skills
  • Ability to work autonomously and collaboratively as part of a broader team
  • Ability to interact with individuals from different backgrounds
  • Proactive work ethic

Nice-to-haves

  • Proven property management experience or similar
  • Proficiency in integrated accounting software (Realpage or similar) or willingness to be trained
  • Working knowledge of MSHDA and Section 8 programs
