About the position

The Apartment Service Technician is responsible for performing maintenance tasks to ensure the upkeep and functionality of apartment units within a residential community. This role involves making repairs, assisting with preventative maintenance, and supporting daily operations under the guidance of the Lead Maintenance Technician and Community Manager. The technician will also have opportunities for professional development, including HVAC certification.

Responsibilities

• Complete make readies for vacant apartment units.
• Resolve minor work orders and assist with preventative maintenance.
• Support day-to-day onsite operations under the direction of the Lead Maintenance Technician and Community Manager.
• Accurately assess the root cause of each work order and close it out to improve residents' homes.
• Walk the property daily to maintain cleanliness and clear away trash or debris.
• Respond to assigned work orders in a timely manner and communicate with the Maintenance Supervisor or Property Manager.
• Work with the Maintenance Supervisor on special projects or routine maintenance as necessary.
• Adhere to the company's operating and safety policies and procedures.

Requirements

• Good communication and listening skills with strong customer service orientation.
• General knowledge or direct experience in plumbing, drywall repair, painting, carpentry, appliance repair, pressure cleaning, or minor electrical troubleshooting and repair.
• Previous experience in a garden-style apartment community, particularly in closing work orders and turning apartments.
• Valid Driver's License and ability to respond to after-hours or weekend emergencies.
• High school graduate; technical school preferred but not required.
