About the position

The Apartment Turnover Technician at Hornig Companies is responsible for performing light maintenance and preparing apartments for new move-ins across various properties in the Minneapolis/St. Paul metro area. This role involves responding to work orders, diagnosing maintenance needs, and ensuring that each unit meets company standards before new residents arrive. The position emphasizes excellent customer service and promotes a culture of safety and efficiency.

Responsibilities

  • Respond to work orders via internet-based phone application.
  • Identify, diagnose and troubleshoot maintenance needs after move-outs during a walk-through of the unit.
  • Report maintenance needs back to the Maintenance Zone Manager or enter information as a new work order.
  • Perform general repairs to ensure each unit is up to company standards before new residents move in.
  • Replace, remove and install outlets, lighting, light bulbs, and ceiling fans.
  • Replace, remove and install blinds, mirrors, and closet doors.
  • Replace and install smoke detectors.
  • Repair broken windows and screens.
  • Repair and replace door handles and locks.
  • Address light plumbing concerns such as leaking faucets, toilets, and clogged drains.
  • Caulk tubs or sinks and perform other similar repairs.
  • Conduct minor appliance repairs.
  • Communicate with residents regarding repairs using excellent customer service.
  • Promote safety and be efficient in work practices.
  • Complete special projects as assigned.

Requirements

  • Mechanical, plumbing, and light electrical aptitude.
  • Ability and willingness to learn.
  • Ability to lift up to 50 pounds.
  • Valid Driver's License and meet car insurance requirements.
  • Ability to work a rotating on-call schedule.
  • Ability to operate applicable phone applications for work orders, time allocation, and information look-up.
  • Ability to stand, lift, and bend for up to 8 hours (with breaks) in hot/cold and wet environments.
  • Ability to work independently as well as part of a team.
  • Prior multi-housing experience preferred.

Nice-to-haves

  • Boiler's License, or the ability to obtain within 6 months.
  • 1 year of maintenance experience preferred.
