About the position

The Architectural Drafter/Permitting Coordinator at Ariva Homes is responsible for coordinating all documents required for submitting and obtaining utility and building permits, as well as managing the preparation and submission of building permits through various municipalities. This role is crucial in ensuring that all deadlines for building plans and permits are met, facilitating communication between internal teams and external contacts, and maintaining compliance with local building codes and regulations.

Responsibilities

  • Coordinate the timely preparation and submission of building permits based on construction trench schedules.
  • Prepare and submit check requests for permits, water taps, and impact fees.
  • Deliver building permit applications to the appropriate municipality department and retrieve them when ready.
  • Maintain professional relationships with municipality departments and staff members.
  • Serve as the designated division contact for permit-related issues and respond promptly.
  • Maintain Architectural Review Committee (ARC) and Homeowner Association (HOA) approvals for new home construction.
  • Record newly purchased lots and building permit information into JDE for construction scheduling.
  • Upload all building permits to the Vendor Extranet and DRH Network folders.
  • Request staking requests and surveys from civil engineers based on construction schedules.
  • Coordinate with consultants for timely submission of complete building plan packages.
  • Verify signatures on change addendums and selections.
  • Manage and monitor the building plan approval process through various municipalities.
  • Update documentation on specifications and new construction regarding changes and selections.
  • Distribute construction documents to relevant departments.
  • Document and process all plan revisions and coordinate time-frame requirements with consultants.
  • Scan and maintain approved building plans and other documents in the network drive and SharePoint.
  • Assist in updating and maintaining the construction status of homes in progress.
  • Conduct all business in a professional and ethical manner to enhance company goodwill and profit.
  • Support the Construction Department with administrative duties and inform accounting of changes in fees.

Requirements

  • Proven experience as an architectural drafter/permitting coordinator, focusing on residential projects in the U.S.
  • Bachelor's or Master's degree in Architecture or a related field.
  • Proficiency in AutoCAD or comparable architectural drafting software.
  • Strong technical knowledge of residential construction methods, materials, and building codes.
  • Excellent knowledge of local building codes, regulations, and construction processes.
  • Ability to manage multiple projects simultaneously while meeting deadlines and maintaining quality standards.
  • Effective communication and collaboration skills to work with clients, contractors, and team members.
  • Attention to detail and problem-solving abilities with a proactive approach.
  • Leadership skills and experience managing a team.
