About the position

The Area Service Technician at MAA Dexter Lake is responsible for performing general maintenance and repairs across various apartment units and property facilities. This role involves working closely with on-site maintenance teams and requires travel among properties within the local market. The technician will handle tasks such as diagnosing and repairing HVAC systems, plumbing, electrical issues, and ensuring properties meet maintenance standards. The position emphasizes adherence to MAA's core values and requires effective communication with residents and property staff.

Responsibilities

  • Assist designated property maintenance teams with completing service work orders for apartment maintenance and repairs.
  • Assist properties with short-term staffing needs to ensure adherence to MAA standards.
  • Receive, prioritize, and efficiently resolve service work order requests for apartment maintenance and repairs.
  • Examine and diagnose problems with units for property facilities and determine the best method to repair or replace them.
  • Perform preventative maintenance on HVAC units, including replacing filters and cleaning coils.
  • Repair and replace kitchen appliances such as refrigerators, stoves, washers, and dryers.
  • Perform minor to moderate plumbing repairs, replacements, and installations.
  • Conduct minor electrical repairs and replace light fixtures.
  • Repair locks and other miscellaneous items.
  • Perform painting projects for property units, including full interior painting and minor touch-ups.
  • Prepare vacant units for prospective tenants and clean carpets as assigned.
  • Perform swimming pool maintenance and other facility or landscape projects to maintain property aesthetics.
  • Adhere to safety and hazard communication programs and maintain a safe work environment.
  • Work irregular hours, including evenings, weekends, and on-call duties as required.
  • Transport tools and materials between work sites using a motor vehicle.
  • Participate in technical training programs to enhance knowledge and skills.
  • Communicate effectively with residents, property staff, and vendors to complete maintenance duties.

Requirements

  • 2-3 years of HVAC and general facility maintenance and repair experience required.
  • EPA Type II or Universal certification required.
  • Valid driver's license from the state of residence required.

Nice-to-haves

  • Certified Pool Operator (CPO) credential strongly preferred.
  • Associate or bachelor's degree in a related field preferred.
  • Bilingual (English/Spanish) fluency and literacy preferred.
