About the position

The Area Apartment Maintenance Technician plays a crucial role in maintaining the quality and functionality of apartment units and property facilities within a designated region. Reporting directly to the Regional Vice President (RVP), this position requires the technician to travel among various properties to perform essential maintenance and repairs. The technician collaborates closely with on-site maintenance teams, operating under the general supervision of the property manager and the direct supervision of the service manager. Key technical responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation, and air conditioning (HVAC) systems, as well as addressing issues related to electrical appliances, plumbing, carpentry, and locks. The technician is also responsible for preventative maintenance and preparing vacant units for new occupants. The successful candidate will embody and reinforce the core values of Mid-America Apartment Communities (MAA), which emphasize appreciation for individuality, open communication, and integrity in all actions. In addition to technical skills, the Area Apartment Maintenance Technician must be adept at managing service work orders, prioritizing tasks, and ensuring that maintenance standards are met across properties. This role may involve working irregular hours, including evenings and weekends, to meet the demands of a 24-hour maintenance guarantee. The technician will also engage in ongoing training to enhance their skills and knowledge, ensuring they remain effective in their role. Overall, this position is vital for maintaining the high standards of service and quality that MAA is known for, contributing to the transformation of properties into vibrant communities.

Responsibilities

  • Assist designated property maintenance teams with completing service work orders for apartment maintenance and repairs, preventive maintenance, painting, and cleaning carpets.
  • Assist properties with short-term staffing needs to ensure that property maintenance adheres to MAA standards.
  • Receive, prioritize, and efficiently resolve service work order requests for apartment maintenance and repairs.
  • Examine and diagnose problems with units for property facilities, determining the best method to repair or replace all or part of the unit.
  • Make repairs and/or replacements according to standard, performing preventative maintenance on HVAC units by replacing filters and cleaning coils.
  • Repair and replace furnished kitchen appliances such as refrigerators, stoves, washers, and dryers, contacting outside vendors for advanced repairs if necessary.
  • Perform minor to moderate-level plumbing repairs, replacements, and/or installations, including repairing leaks and removing clogs in sinks and toilets.
  • Perform minor electrical repairs and replacement of light fixtures and related items.
  • Repair locks and other miscellaneous items as needed.
  • May perform painting projects ranging from full interior painting of property units to minor touch-ups and repairs of walls and woodwork.
  • Prepare vacant units for prospective tenants, including cleaning carpets as assigned.
  • May perform swimming pool maintenance or other facility and/or landscape projects to ensure property aesthetics meet or exceed standards.
  • Adhere to MAA safety and hazard communications programs, policies, and procedures, maintaining a safe work environment.
  • Operate a motor vehicle to transport tools and materials between work sites.
  • Attend and participate in technical training programs to maintain and enhance knowledge and skills.
  • Frequently interact and communicate effectively with residents, property staff, and/or vendors to complete maintenance duties and requests.

Requirements

  • 2-3 years of HVAC and general facility maintenance and repair experience required.
  • EPA Type II or Universal certification required.
  • Valid driver's license from the state of residence required.

Nice-to-haves

  • Certified Pool Operator (CPO) credential strongly preferred.
  • Associate or bachelor's degree in a related field preferred.
  • Bilingual (English/Spanish) fluency and literacy preferred.
