About the position

The Area Maintenance Supervisor at NHE, Inc. is a pivotal role responsible for overseeing and coordinating the maintenance operations across a defined area of apartment communities in Charlotte, NC. This position works closely with the Senior Management Team to ensure that the physical assets of the properties are well-maintained, including general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects. The supervisor will assist in various maintenance operations related to the portfolio of NHE managed communities, which includes staff recruitment and retention, training, and vendor negotiations, all while maintaining excellent customer service to residents and third parties. The Area Maintenance Supervisor is tasked with maintaining an adequate inventory of supplies for repairs and monitoring the monthly maintenance budget. Flexibility is key, as the role requires working varied schedules, including weekends and some holidays. Frequent travel between communities is also a requirement of this position. The supervisor will perform maintenance activities alongside other maintenance staff, ensuring that all employees have the necessary instructions to complete their assignments effectively. This includes maintaining the exterior grounds and curb appeal of the properties, performing repairs related to electrical, plumbing, HVAC, pools, appliances, and drywall, and identifying and correcting hazardous conditions within the community. In addition to hands-on maintenance work, the Area Maintenance Supervisor will coordinate warranty work orders with vendors, conduct inspections of vacant units, and provide training for new employees. The role also involves collaborating with Community Managers to schedule and assign tasks, overseeing major capital projects, and ensuring compliance with safety and maintenance standards. The supervisor will be responsible for reviewing and approving time for the traveling maintenance team and ensuring that all team members complete required training. Overall, this position is essential for maintaining high levels of customer service and satisfaction throughout the assigned portfolios.

Responsibilities

  • Oversee and coordinate maintenance operations for apartment communities.
  • Assist in staff recruitment, retention, and training.
  • Negotiate with vendors and suppliers for maintenance services.
  • Maintain an adequate inventory of supplies for repairs.
  • Monitor the monthly maintenance budget and expenditures.
  • Perform maintenance activities alongside maintenance staff.
  • Ensure employees have necessary instructions to complete assignments.
  • Maintain the exterior grounds and curb appeal of properties.
  • Perform repairs related to electrical, plumbing, HVAC, pools, appliances, and drywall.
  • Identify and correct hazardous community conditions.
  • Coordinate warranty work orders with vendors.
  • Conduct inspections of vacant units to determine make-ready needs.
  • Collaborate with Community Managers to schedule and assign tasks.
  • Provide initial and ongoing training for new employees.
  • Complete property inspection reports every six months.
  • Coordinate, schedule, and document preventive maintenance on equipment and apartments.
  • Order supplies while managing the maintenance budget.
  • Assist with on-call rotation and hazardous weather problems.
  • Attend and participate in industry training programs as required.
  • Supervise and manage the schedule for Traveling Maintenance Supervisors.
  • Review and approve time for traveling maintenance team.
  • Oversee major capital projects and review bids and scope of work.

Requirements

  • High School Diploma or equivalent required; some college or trade school preferred.
  • Minimum of 3 years general maintenance experience and/or at least 1-year multi-family, industrial or institutional Service Request experience.
  • Certification as a Type I and Type II technician from an EPA approved technician certification program.
  • Certified Pool Operator certification.
  • Extensive experience in multi-site property maintenance.
  • Knowledge of apartment management laws and regulations, federal, state, and local.
  • Ability to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, and major appliances.
  • Valid driver's license and reliable transportation.

Nice-to-haves

  • Certified Apartment Service Technician (CAMT) preferred.
  • Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguisher and first aid preferred.
  • Training in compressor diagnosis, appliance repair, etc.
