About the position

The Area Maintenance Technician position is designed for a multifamily property management company, focusing on supporting on-site maintenance staff across various apartment communities in the Atlanta area. The role involves a combination of routine maintenance tasks, special projects, and collaboration with management to ensure the upkeep and improvement of properties.

Responsibilities

• Assist apartment communities' on-site maintenance staff with work orders and unit turns.
• Work with Area Maintenance Manager and Site Managers to manage maintenance staff and activities.
• Perform exterior painting on stairwells and other projects.
• Respond to resident service requests and work orders.
• Assist in special projects like pressure spraying breezeways and sidewalks.
• Help with rehab projects to salvage and store usable assets.
• Take monthly maintenance supply inventory.
• Respond to weather-related damage such as hurricanes and tornados.
• Complete vacant apartment maintenance turnkey in accordance with Property Manager's inspection.
• Organize and maintain used appliance, HVAC, or other inventory including repairs.
• Maintain company tools, equipment, and vehicles in working order.
• Keep grounds and common areas free of trash and debris.
• Maintain professional customer service standards when interacting with residents and the public.
• Attend training seminars and safety meetings as requested.

Requirements

• High school education or equivalent; trade school desired.
• Three to five years of verifiable related experience in maintenance.
• Experience in electrical, plumbing, HVAC, appliance repair, painting, and drywall replacement/repair.
• Knowledge and ability to use various tools and equipment used in construction and maintenance.
• Valid driver's license and automobile insurance required.
• Previous supervisory experience preferred.

Nice-to-haves

• Certification to perform heating and cooling system repairs.
• Experience in supervising maintenance staff.
