About the position

The Area Management Specialist at Mercy Housing is responsible for ensuring that the operations of assigned properties comply with the standards of Operational Excellence and other guidelines set by Mercy Housing Management Group. This role involves overseeing multiple properties, ensuring adherence to property-specific goals, and supporting the management team in achieving operational objectives. The position is based out of St. Mary Tower, an affordable community for seniors in Long Beach, CA, and is focused on enhancing the quality of affordable housing.

Responsibilities

  • Ensure compliance with Operational Excellence standards and property-specific goals.
  • Follow rent collection procedures and manage occupancy levels to meet budgeted targets.
  • Review and manage property expenses to adhere to budget guidelines.
  • Instruct staff on the effective use of property management, accounting, and personnel-related software.
  • Complete reasonable work-related directives given by supervisors.

Requirements

  • High school diploma or equivalent.
  • Working knowledge of local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
  • Experience being accountable for financials.
  • Previous housing or property management experience, including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.

Nice-to-haves

  • Professional certification in property or affordable housing management.
  • Minimum of two years of administrative, accounting, customer service, and/or supervisory experience.
