About the position

The Area Property Manager at The Scion Group is responsible for overseeing the operations of a portfolio of student housing properties. This role involves managing staff, ensuring financial performance, and implementing strategic objectives set by the Regional Manager. The Area Manager is expected to lead teams effectively in a fast-paced environment, focusing on operational excellence, customer experience, and financial success.

Responsibilities

  • Oversee staffing, recruitment, hiring, training, and development of team members.
  • Drive corporate initiatives to community teams and execute accordingly.
  • Perform property inspections to assess curb appeal, safety standards, and operational consistency.
  • Guide planning for move-in, move-out, and turnover processes.
  • Respond to property emergencies and escalate issues as necessary.
  • Provide feedback on operational functions focusing on team development.
  • Ensure employee engagement and resource availability for team success.
  • Train team members and hold them accountable for property goals and policies.
  • Collaborate with Talent Acquisition and Learning & Development for career paths and training programs.
  • Manage financial aspects including budgets, expenditures, and revenue targets.
  • Prepare monthly financial accounting and reporting with Property Accounting.
  • Seek ways to enhance Net Operating Income through revenue addition or expense reduction.
  • Analyze leasing and market data to create effective leasing strategies.
  • Facilitate weekly sales calls to ensure effective leasing strategies are in place.
  • Evaluate marketing activities to align with sales strategies.
  • Maintain knowledge of community and market information to communicate value propositions.
  • Oversee revenue proforma and report on revenue target achievements.
  • Implement and maintain customer experience philosophy and brand integrity.
  • Serve as point of contact for escalated resident complaints and resolve them promptly.

Requirements

  • College graduate preferred with a minimum of 4 years of property management experience.
  • Direct supervisory experience and prior multi-site management preferred.
  • Proficient in Microsoft Office and Property Management Systems.
  • Ability and willingness to travel as required.
