About the position

The Area Sales Manager for Residential Construction in Charlotte, NC, is responsible for leading and motivating a sales team for a well-known builder. This role focuses on enhancing the quality of life for customers through effective sales strategies, mentoring, and coaching of New Home Sales Agents. The manager will conduct sales rallies, training sessions, and team-building activities to drive sales performance and ensure customer satisfaction.

Responsibilities

  • Lead and motivate sales staff to achieve sales and closing goals.
  • Plan and lead regular sales team rallies to inspire and train the team.
  • Help negotiate and approve sales contracts as needed.
  • Continuously improve and gather competitive information.
  • Assist in analyzing data to secure market share and positioning.
  • Collaborate with the Marketing team to achieve organizational objectives.
  • Recruit and retain high-quality Sales Agents.
  • Maintain updated commission structure for Sales Agents for payroll approval.
  • Act as a liaison between the sales team, homeowners, production, office staff, and management to resolve concerns and questions.
  • Engage with Construction and Land teams to stay knowledgeable about lot releases and construction restraints.
  • Initiate the Start Up and Close Out process for communities under your direction.
  • Lead the sales team to improve the efficiency of the homebuilding process.

Requirements

  • College degree preferred.
  • North Carolina Real Estate License required.
  • Previous new home sales management experience is a must.
  • Specific training in sales and marketing techniques.
  • Minimum of 2-5 years of related job experience.
  • Related industry supervisory experience.
  • Thorough knowledge of the home building industry relative to sales and marketing strategies.
  • Proficiency in Microsoft Office.
  • Ability to learn SMART (proprietary software).
  • CRM experience.
