About the position

Homes by WestBay & Casa Fresca Homes is seeking an Area Sales Manager to lead our sales efforts in the Tampa Bay area. This role is pivotal in setting pricing strategies and generating sales while ensuring that new home deliveries meet annual targets. The Area Sales Manager will supervise Sales Consultants (SCs) and will be responsible for maintaining effective communication and collaboration within the sales team. This position requires a proactive approach to problem-solving and a commitment to delivering an exceptional homebuilding experience to our customers. The Area Sales Manager will engage in daily, weekly, monthly, and quarterly communications with SCs to discuss sales production demands, goal setting, and product knowledge. They will disseminate essential sales, marketing, and product information to the team and prepare comprehensive sales reports on a regular basis. The role also involves conducting monthly sales meetings, enforcing company policies, and resolving various issues that may arise within the sales process. In addition to overseeing sales activities, the Area Sales Manager will maintain a strong presence in the field by visiting each community weekly and holding SCs accountable for the status of mortgages related to sales in their assigned area. They will also stay informed about market trends and competitor programs, providing valuable insights to shape the company's sales strategies. The Area Sales Manager will assist in organizing special events to promote communities and foster a strong team environment that encourages open communication and proactive issue resolution. This position requires a commitment to customer satisfaction, as the Area Sales Manager will be on call seven days a week to address any escalated customer concerns. Mentoring SCs through leadership and ongoing development is a key aspect of this role, as is conducting performance appraisals and reviewing market analyses to align with customer needs and pricing strategies.

Responsibilities

  • Set pricing and strategy to generate sales and new home deliveries annually.
  • Supervise Sales Consultants (SCs) and communicate regularly regarding sales production demands and goal setting.
  • Disseminate sales, marketing, and product information to SCs.
  • Prepare and monitor sales numbers weekly, monthly, quarterly, and yearly, making recommendations to the Vice President of Sales Operations.
  • Conduct monthly sales meetings with Sales Consultants (SCs).
  • Enforce company policies and resolve miscellaneous problems.
  • Visit each community weekly to maintain presence and accountability.
  • Hold SCs accountable for the status of mortgages for all sales in the assigned area.
  • Maintain current market knowledge about Realtor programs and competing home builders.
  • Assist in organizing and supervising special events to promote communities and company events.
  • Work closely with the sales team to ensure open communication and proactive resolution of issues.
  • Handle customer problems and concerns that escalate beyond the SCs.
  • Mentor SCs by providing leadership, ongoing development, and coaching performance to meet business targets.
  • Conduct and contribute to performance appraisals on a monthly, quarterly, and annual basis.
  • Review market analysis to determine customer needs and price schedules.

Requirements

  • Minimum High School diploma or GED required; college degree strongly preferred.
  • Minimum 5 years proven experience in New Home Sales and 2 years in new home sales management.
  • Excellent verbal and written communication skills.
  • Strong organizational and interpersonal skills.
  • Ability to meet deadlines while maintaining a professional attitude.
  • Experience in dealing effectively with confrontational situations.
  • Excellent computer skills, including advanced proficiency in Word, Excel, and Salesforce.
  • Resourcefulness, patience, clarity, and strong management and motivational skills.
  • Valid driver's license and good driving record.
  • Valid auto insurance coverage.
  • Real Estate license required.
  • Ability to prepare written documentation and complete contract calculations.
