About the position

Lennar is seeking an Area Sales Manager who will be responsible for developing and executing sales strategies to achieve volume and sales goals across all communities. This role involves supervising and overseeing the New Home Consultant team, ensuring that they are equipped with the necessary skills and knowledge to drive sales effectively. The Area Sales Manager will play a crucial role in fostering a positive and productive work environment, where team members are motivated to perform at their best. The position requires regular interaction with various stakeholders, including New Home Consultants, senior management, escrow personnel, lenders, and real estate agents, to ensure seamless operations and customer satisfaction. The Area Sales Manager will lead, coach, and mentor individuals and teams, focusing on achieving divisional sales results. This includes developing efficient and effective solutions that create overall organizational value. The manager will collaborate with the marketing team to create effective marketing plans for assigned communities and assist the sales leadership team with forecasting and implementing monthly and quarterly sales goals. Training New Home Consultants in sales techniques to maximize results and customer satisfaction is a key responsibility, as is ensuring compliance with all guidelines and regulations related to sales documentation. Additionally, the Area Sales Manager will conduct regular sales meetings, provide problem-solving and conflict resolution support, and inform the leadership team of any changes or potential issues. This position is office-based but requires flexibility to work weekends and conduct frequent visits to Welcome Home Centers for meetings and events. The ideal candidate will possess strong communication, organizational, and interpersonal skills, along with the ability to handle confrontational situations with diplomacy and professionalism.

Responsibilities

  • Develop and execute sales strategies to achieve volume and sales goals across all communities.
  • Supervise and oversee the work of the New Home Consultant team.
  • Lead, coach, and mentor individuals and teams to ensure top performance and achievement of divisional sales results.
  • Collaborate with the marketing team to develop effective marketing plans for assigned communities.
  • Assist the sales leadership team with forecasting and implementation of monthly/quarterly sales goals.
  • Train New Home Consultants in sales techniques to ensure maximum sales results and customer satisfaction.
  • Ensure that all New Home Consultants coordinate regularly with other field and office associates to deliver timely closings and satisfied homeowners.
  • Review and monitor New Home Consultants' paperwork to ensure accuracy and compliance with all guidelines and regulations.
  • Assist with all point of sale disclosures, legal documentation, and contractual paperwork.
  • Attend special promotional events for communities as requested by the Director of Sales and Marketing.
  • Conduct sales meetings involving New Home Consultants and cross-divisional leadership.
  • Provide problem-solving, conflict resolution, and overall sales strategy support.
  • Inform the leadership team of changes, potential problems, and outstanding issues and concerns.

Requirements

  • Minimum 5 years in residential sales, management, and/or real estate management.
  • Minimum high school diploma or equivalent required.
  • Valid Driver's license and a good driving record.
  • Valid Auto Insurance coverage.
  • Valid NC Real Estate license.
  • Excellent communication skills, both verbal and written.
  • Strong organizational and interpersonal skills.
  • Ability to deal effectively with confrontational situations and maintain objectivity in associate, public relations, and homeowner interactions.
  • Strong management and motivational skills.
  • Diplomacy and good public presence.
