The Area Sales Manager plays a crucial role in leading the sales department by developing and implementing effective sales strategies that align with M/I Homes' objectives. This position is responsible for achieving profit potentials, quota attainment, and overall sales goal achievement. The Area Sales Manager will lead and motivate the sales staff to meet and exceed weekly, monthly, and yearly sales goals. This includes monitoring the performance and efficiency of New Home Sales Consultants to ensure that successful programs are developed and sales goals are consistently achieved. The manager will assign appropriate quotas and sales areas to the sales team while continuously monitoring these goals and maintaining team morale. Training and coaching salespeople is a key responsibility, with a focus on helping them reach their full selling potential through company initiatives and critical path training. In addition to leading the sales team, the Area Sales Manager will act as a liaison between the sales team, homeowners, production staff, and other management team members to resolve any issues or concerns that may arise. This role also involves conducting sales team meetings to inspire and train staff, as well as recruiting and retaining high-quality personnel while addressing low performance when necessary. The manager will continuously challenge the sales staff to foster their professional growth and will lead the team in improving strategies to enhance the efficiency of the manufacturing process. Special projects may also be assigned as needed, along with additional duties as required.

Responsibilities

  • Trains and coaches salespeople to reach their selling potential through company initiatives and critical path.
  • Gathers competitive information and assists in analyzing data to secure market positioning and complete quarterly reports.
  • Acts as liaison between sales team, homeowners, production, office staff, and management to resolve issues and ensure customer satisfaction.
  • Leads sales team meetings to inspire and train staff.
  • Recruits and retains high-quality personnel, addressing low performance when necessary.
  • Challenges sales staff with their professional growth.
  • Leads the sales team in improving strategies for manufacturing process efficiency.
  • Supervises sales team through leadership and guidance during weekly planned encounters.
  • Assists with special projects and performs additional duties as required.

Requirements

  • Specific training in sales and marketing techniques combined with three to five years of related experience.
  • Related industry supervisory experience and thorough knowledge of the home building industry relative to sales and marketing strategies and techniques.
  • Strong customer-service orientation with the ability to handle difficult situations.
  • Self-motivated with persuasive attitude and outstanding leadership, negotiation, and organizational skills.
  • Detail-oriented aptitude with general construction knowledge and ability to read blueprints helpful.
  • Decisiveness and good judgment, problem-solving, and analytical skills to act with authority in an environment with little direction.
  • Excellent verbal and written communication skills for interaction with a variety of people inside and outside the organization.
  • Working knowledge of the given market in relation to geographical locations.
  • Self-prospecting and realtor relationship skills and experiences.
  • Ability to recruit and train NHC & Associates.
  • Ability to assess competitive sales environment and provide effective countermeasures or solutions.
  • Ensures all communities, sales offices, and models are up to brand standards.
