About the position

The Asset Manager at Newark Housing Authority is responsible for the overall management of project operations, ensuring compliance with HUD regulations, PHA policies, and local laws. This role involves supervising maintenance, managing tenant relations, overseeing financial operations, and ensuring the property is well-maintained and occupied. The Asset Manager will also be involved in hiring and training staff, addressing resident concerns, and maintaining accurate records.

Responsibilities

  • Manage overall project operations and supervise maintenance activities.
  • Ensure compliance with HUD regulations, PHA policies, and local landlord/tenant laws.
  • Maintain property office in an orderly manner and address resident concerns professionally.
  • Hire, train, supervise, and discipline site staff as necessary.
  • Prepare reports, memos, and electronic communications regarding property needs and progress.
  • Collect rents, maintain computer records, and follow up on delinquent accounts.
  • Process rent adjustments in accordance with HUD regulations and PHA policies.
  • Show vacant apartments and maintain high occupancy levels through effective leasing.
  • Prepare and submit occupancy and financial reports, and monitor site budget.
  • Oversee maintenance of the site and ensure timely preparation of vacant units for rental.
  • Counsel residents on lease compliance and resolve conflicts or complaints.
  • Conduct monthly resident meetings and prepare necessary materials.

Requirements

  • Bachelor's degree in Finance or a related field.
  • 3 to 5 years of experience in Property Management, Finance, Planning, or a related field.
  • Knowledge of Fair Housing regulations and compliance requirements.
