About the position

MMS Group is seeking an experienced Asset Manager to oversee affordable housing properties from their Lanham, MD corporate office. The role focuses on maximizing asset returns through performance analysis, strategic planning, and collaboration with property management teams. The Asset Manager will be responsible for financial modeling, budget oversight, and ensuring compliance with investor reporting requirements.

Responsibilities

  • Maximize total return for each asset through analysis of property efficiencies and identifying opportunities for improved performance.
  • Work closely with Regional and Property Managers to provide direction for business plans, budgets, forecasts, leases, analysis, approvals, and A/R.
  • Monitor property operations including review of budgets, operating statements, rent rolls, sales reports, and capital improvements.
  • Prepare necessary monthly, quarterly, and annual reporting for investors and senior management.
  • Negotiate contracts and oversee implementation of capital improvement and ‘value-add' programs within the portfolio.
  • Perform valuations of each asset every quarter, working with analytical staff.
  • Manage long-term cash flow, distribution analysis, and investment projections.
  • Model full life cycle financial analysis for each asset from acquisition through disposition.
  • Develop and implement strategic business plans for each asset that will govern its daily operations, position in the market, and ultimate disposition.
  • Manage the capital improvement strategies and processes, including oversight of the construction management activities.
  • Evaluate local markets to identify changes and trends and the related impact on real estate values and investment strategies.
  • Collaborate with acquisition team members in evaluating potential investment opportunities.
  • Participate in the acquisition process, conducting due diligence including legal, accounting, engineering, and financial to gain necessary internal approvals and closing.

Requirements

  • Strong financial modeling skills and detailed property-level financial statement analysis.
  • Exceptional analytical skills and detail-oriented.
  • Highly organized and able to handle multiple concurrent projects.
  • Ability to independently identify and solve key business problems.
  • Professional communication skills with employees, vendors, and company contacts.
  • Minimum Bachelor's Degree in Accounting, Finance, Real Estate, or related field.
  • 5 years' experience in multi-family real estate, analysis/asset management experience, or related field.
  • Proficient with OneSite - RealPage Residential Property Management Software.
  • Advanced knowledge of MS Windows, Excel, and Word.
