About the position

The multifamily Asset Manager will be a key player in the oversight and management of various multifamily real estate investments, with a primary focus on maximizing asset values. This position reports directly to the Director of Asset Management and involves close collaboration with the firm's multifamily team. The Asset Manager will be responsible for developing and executing both global portfolio and property-specific value enhancement strategies. This includes evaluating operating performance against relevant business plans and industry benchmarks, analyzing capital investment decisions, and preparing required reporting deliverables. In this role, the Asset Manager will implement portfolio and property-level operating strategies, analyze operating performance to identify opportunities for revenue maximization and expense minimization, and evaluate high ROI capital investment opportunities that can significantly enhance asset values. The position also requires coordination and review of comprehensive annual business plans and budgets, as well as the analysis of weekly and monthly property leasing and operating reports. The Asset Manager will prepare quarterly reports and financial statements, assist in the review of valuation models, and support due diligence efforts for acquisitions and dispositions. Additionally, the Asset Manager will manage the takeover of new assets, ensuring a smooth transition into the portfolio. Effective communication with third-party property management, appraisers, brokers, and other consultants is essential. The Asset Manager will act as a market expert for assigned properties, maintaining a strong knowledge of competitive apartment communities and economic drivers that could impact asset performance. Regular visits to all properties within the portfolio will be necessary to coordinate efforts with third-party property managers.

Responsibilities

  • Implement portfolio/property level operating strategies.
  • Analyze operating performance and identify opportunities to maximize revenue and minimize expenses.
  • Identify and evaluate high ROI capital investment opportunities that generate significant growth in asset values.
  • Coordinate/review, present, and execute comprehensive annual business plans and budgets.
  • Review and analyze weekly and monthly property leasing and operating reports.
  • Prepare Quarterly Reports and Financial statements.
  • Assist in the review of valuation models and take part in the acquisition and disposition process, supporting due diligence efforts for select investments.
  • Manage the takeover of new assets and ensure a successful transition into the portfolio.
  • Communicate with third party property management, as well as appraisers, brokers, insurance and real estate tax consultants and other third-party providers.
  • Act as a point expert in each market where properties are assigned, with a strong knowledge of competitive apartment communities, the development pipeline and other economic drivers that could impact asset performance.
  • Coordinate and facilitate lender compliance with third party property manager regarding monthly reporting, adhering to debt covenants, providing financial information and monitoring the release of escrow accounts.
  • Visit all properties within the portfolio on a regular basis to coordinate efforts with third party property manager.

Requirements

  • Bachelor's degree in business-real estate, finance, or accounting.
  • 5+ years of multifamily asset management experience is required.
  • Prior direct oversight responsibility for a portfolio of multifamily assets.
  • Effective interpersonal, communication (verbal and written) and listening skills.
  • Strong computer literacy including advanced level with Microsoft Excel, Word and PowerPoint.
  • Excellent financial and analytical acumen with a thorough understanding of financial statements and reporting.
  • Experience working with loan agreements as well as present value concepts and financial terminology.
  • Analytical problem-solving skills with capability to undertake detailed analyses and make well-reasoned, decisive recommendations.
  • Demonstrated prioritization, organization, and time management skills necessary to balance competing deadlines.
  • Highly self-motivated with the ability to work effectively in a fast-paced environment.

Nice-to-haves

  • Post graduate education a plus.
  • Prior property level operating experience is a plus, but not required.
