About the position

Join Our Team for an Exciting and Rewarding Career Opportunity at the Southern Nevada Regional Housing Authority (SNRHA) as an Asset Manager. This full-time position is crucial for overseeing the day-to-day operations and performance of SNRHA's multi-family Conventional Public Housing asset management properties. The Asset Manager will ensure that all properties are managed in accordance with established SNRHA policies and Housing and Urban Development (HUD) regulations, while also meeting occupancy and financial goals. The role requires a proactive approach to property management, ensuring that all operational aspects run smoothly and efficiently. As an Asset Manager, you will be responsible for managing a diverse team that may include maintenance supervisors, clerical staff, volunteers, and other professional personnel. Your leadership will be key in hiring, training, evaluating, and disciplining staff to maintain high standards of service and compliance. You will also be tasked with preparing the annual budget for your assigned properties, monitoring financial performance, and ensuring compliance with federal regulations governing neighborhood and housing redevelopment. In addition to operational management, the Asset Manager will play a vital role in achieving successful scores for properties associated with HUD's Public Housing Assessment System. This includes monitoring rent collections, addressing delinquent payments, and maintaining accurate records of income and expenditures. The position offers a unique opportunity to contribute to the mission of providing affordable housing to low- and moderate-income households while working in a supportive and dynamic environment.

Responsibilities

  • Direct the day-to-day operations and performance of assigned housing developments (AMPs).
  • Manage staff including maintenance supervisors, clerical employees, and volunteers.
  • Hire, train, evaluate, and discipline subordinate staff.
  • Ensure compliance with federal regulations and local policies related to housing redevelopment.
  • Prepare the proposed annual budget for the AMP and maintain accurate financial records.
  • Monitor rent collection and address delinquent payments.
  • Prepare and send correspondence to residents regarding balances due.
  • Achieve successful scores for properties associated with HUD's Public Housing Assessment System.

Requirements

  • High school diploma or GED.
  • Five years of relevant rental housing property management experience.
  • One year of supervisory experience.
  • Valid Nevada State-issued Driver's License with a satisfactory driving record.
  • Excellent communication, conflict resolution, negotiation, problem-solving, crisis management, and organizational skills.

Nice-to-haves

  • Experience working with affordable housing and diverse residents, including low-income, disabled, and elderly.
  • Accredited Residential Manager (ARM) certification.
  • Public Housing Manager certification.
  • Tax Credit, RAD/PBV, Rent Calculation, LIHTC, and/or HCCP certification.
  • Fair Housing & Tenant Landlord Law training certificate.
