About the position

The Asset Manager position at Keener Services is responsible for leading and executing a variety of asset and investment-related activities. This role focuses on monitoring and reporting on investment and property performance while developing long-term management strategies to enhance asset value. The position involves collaboration with senior leadership, property management, and investors to ensure consistent performance and positive investment returns.

Responsibilities

  • Analyze financial performance metrics, including occupancy rates, rental income, operating expenses, and capital expenditure trends.
  • Develop and implement strategies to protect and increase shareholder value.
  • Prepare comprehensive reports and presentations to communicate key findings and recommendations to senior leadership.
  • Conduct market research to identify trends and opportunities for portfolio expansion.
  • Stay current on industry best practices and regulatory changes.
  • Conduct regular property visits to ensure compliance with business plans and assess operational and capital needs.
  • Review legal documents such as loan agreements and coordinate with relevant staff to ensure compliance.
  • Perform financial analysis of properties including operating statements and budget variance reviews.
  • Work closely with property management teams to manage capital expenditures budgets for assets.
  • Research and recommend innovative strategies and technologies to drive performance and value.
  • Assess performance of assets relative to original underwriting strategies and industry benchmarks.
  • Hold third-party property management companies accountable to business strategy and budget expectations.
  • Provide accurate and timely investor reporting each month.
  • Maintain business relationships with general partners, management agents, lenders, and contractors.
  • Monitor investment and property performance to preserve and increase asset value.

Requirements

  • Bachelor's degree in Business Administration, Finance, or related field.
  • 3+ years' experience in asset management within a multi-living property management company.
  • Strong communication, presentation, and interpersonal skills.
  • Advanced proficiency in Excel, including building models, macros, and data analysis.
  • Strong analytical mind with sound judgment and exceptional attention to detail.
  • Self-starter able to work effectively in a small team.
