About the position

The Asset Manager position at Pivotal Housing Partners is a full-time role located in West Chester, OH, and is part of the Investment Team. This position is crucial for overseeing an assigned portfolio of affordable housing communities, ensuring they meet the company's performance and maintenance standards. The Asset Manager will collaborate closely with property management team members, the legal department, and company owners to develop long-term strategic plans for the properties, which may include selling, resyndicating, or recapitalizing assets. In this role, the Asset Manager will monitor and report on the financial and operational performance of the properties, working in conjunction with the property management team to create annual budgets and review capital improvement projects. The position also involves identifying, analyzing, and implementing cost-saving initiatives across the portfolio. Regular physical inspections of the properties will be conducted to ensure they are maintained to Pivotal's standards. Additionally, the Asset Manager will assist in the development and delivery of periodic reports to owners and investors, process insurance claims, and work with investors and lenders to obtain necessary consents for the use of project reserves. This role requires a detail-oriented individual with a passion for accuracy, strong analytical skills, and excellent interpersonal and communication abilities. The Asset Manager should be self-motivated and willing to travel to properties and meetings as needed.

Responsibilities

  • Monitor and report on financial and operational property performance
  • Work with the property management team to create annual budgets
  • Review capital improvement projects and identify solutions for improving financial and operational performance
  • Identify, analyze, and implement cost savings initiatives for the portfolio
  • Conduct regular physical inspections at properties to ensure maintenance standards are met
  • Assist in the development and delivery of periodic reporting to owners and investors
  • Assist with processing insurance claims
  • Work with investors and lenders to obtain consent for the use of project reserves
  • Assist with the sale of certain assets

Requirements

  • Bachelor's degree with a major in Real Estate, Finance, or Accounting
  • 1-5 years of similar experience in oversight and asset management of multifamily properties
  • Detail-oriented with a passion for accuracy
  • Self-motivated with strong analytical skills
  • Great interpersonal and communication skills
  • Ability to travel to properties and meetings as needed
