The company is seeking an Asset Manager to oversee its assets throughout Southern Nevada and support future development and acquisition opportunities. The selected candidate will be based in Las Vegas and will report directly to the Vice President of Development and Asset Management for the Southern Nevada region. This role will also involve overseeing a team of analysts and property managers, engaging in a broad range of responsibilities with a strong emphasis on leasing and asset management. The Asset Manager will be responsible for implementing asset-level strategies that align with regional strategies and company objectives. This includes managing the leasing process, which involves interfacing with brokers, negotiating proposals and leases, and evaluating the creditworthiness of prospective tenants. The role requires managing assigned assets to maximize long-term cash flow, which includes monitoring asset budgets and comparing them to market performance. Additionally, the Asset Manager will oversee ongoing property operations, leading the in-house property management team, and managing tenant improvement and capital expenditure projects from conception to completion. The position also entails managing the selection process for architects, engineers, contractors, and other consultants required for projects, including reviewing proposals, negotiating terms, and drafting contracts. The Asset Manager will be responsible for managing the construction progress of tenant improvement and capital expenditure projects to ensure they are completed on time, within budget, and in accordance with construction documents. Furthermore, the role involves interfacing with Mark IV Capital's accounting department to manage all accounting aspects of the assigned assets and ensuring compliance with loan requirements related to leasing. The Asset Manager will also develop and maintain active relationships with real estate brokers and other third parties, participate in the hiring and training of property managers and analysts, and manage the creation and presentation of annual budgets for the assigned assets. Regular reporting and updates to the Senior Vice President, California, and assisting with the underwriting and due diligence of new acquisition and development opportunities are also key responsibilities.
