About the position

The Asset Manager at Bellwether Enterprise plays a crucial role in managing and preserving the value of investments within the collateral portfolio. This position requires collaboration with various team members, borrowers, and lenders to ensure that the financial health of the assets is maintained. The Asset Manager is responsible for monitoring and tracking the receipt of monthly and quarterly financial statements, ensuring that all documentation is properly filed and that the Asset Management system is kept up to date. This role also involves identifying properties that require inspections or interim Property Condition Assessments (PCAs) on a monthly basis, engaging third-party vendors through competitive bidding, and negotiating contract terms to ensure the best outcomes for the company. In addition to these responsibilities, the Asset Manager will analyze and report on the financial performance of an assigned portfolio of loans. This includes ensuring that all necessary documentation is saved in each property's servicing file and that reports are submitted in a timely manner. The role requires ongoing asset management and surveillance activities to identify, monitor, rate, and mitigate various risks that may impact the properties collateralizing the portfolio. Effective communication with borrowers regarding property performance and requests is essential, as is the ability to interpret and understand loan documents specific to the assigned portfolio. The Asset Manager will also coordinate financial and inspection submissions for their portfolio and work closely with Internal Audit on annual reporting and compliance matters. Furthermore, the position may involve assisting with systems development and process improvement efforts to enhance operational efficiency.

Responsibilities

  • Monitor and track receipt of monthly/quarterly financials.
  • Confirm all documentation is filed appropriately and tracking in Asset Management system is updated.
  • Identify Properties requiring a Property Inspection or interim PCA at least monthly and engage third party vendors through competitive bidding and negotiate contract terms.
  • Analyze and report on financial performance for an assigned portfolio of Loans.
  • Ensure all documentation is saved in each Property's Servicing File and all reports are submitted on a timely basis.
  • Perform ongoing asset management and surveillance activities to identify, monitor, rate and mitigate the financial, credit, operational, physical, ownership and market risks impacting the properties collateralizing the portfolio.
  • Actively communicate with the Borrower regarding property performance and requests.
  • Interpret and understand the loan documents specific to the assigned portfolio.
  • Coordinate financial and inspection submissions for assigned portfolio.
  • Coordinate with Internal Audit on annual reporting and compliance.
  • Assist with systems development and process improvement efforts.

Requirements

  • Minimum 3 years of relevant experience in real estate asset/portfolio management, finance, or mortgage servicing.
  • Undergraduate business degree in general accounting, banking, finance, real estate, or relatable field is required.
  • Commercial real estate background desirable.
  • Ability to manage multiple assignments and meet tight deadlines.
  • Strong analytical, oral, and written communication and presentation skills.
  • Ability to work effectively in a diverse environment.
  • Creative and flexible approach to problem solving and organizational challenges.
