About the position

The Asset Strategy Manager - Facilities & Building Systems is responsible for developing and coordinating WSSC Water's Facilities Asset Management Plans. This role involves analyzing work orders and asset performance data to support decision-making in maintenance, capital, and operational matters, ensuring that asset management strategies align with strategic investment planning.

Responsibilities

  • Manage the implementation of the Facilities Asset Management according to a work program.
  • Ensure outcomes of the Asset Management Program meet strategic investment planning needs.
  • Prepare technical and verbal reports on facility asset performance and track effectiveness of asset management strategies.
  • Lead and coordinate staff in developing facility asset strategies and Asset Management Plans.
  • Facilitate updates of condition assessments and business risk exposure scores.
  • Validate failure criteria and shape factor curves for probability of failure.
  • Review and revise maintenance strategies and asset replacement costs as necessary.
  • Generate a list of 'at risk' assets and identify candidates for analysis using asset management modeling software.
  • Determine optimal renewal/rehabilitation/replacement cycles and budgetary requirements based on asset management model outputs.
  • Facilitate reviews of 'at risk' assets and identify those requiring immediate attention.
  • Assess root causes of failures and develop decay curves where relevant.
  • Identify risk reduction strategies and projects.
  • Determine funding requirements and set budget priorities.
  • Update asset information CLR ratings and document into the Business Improvement Plan.
  • Coordinate quality assessments on asset management data and manage changes to asset technical standards.

Requirements

  • Bachelor's degree and 6+ years technical experience in building construction, maintenance, and systems operations, with 3+ years managing projects.
  • OR a high school diploma (or equivalent) and 10+ years technical experience in building construction, maintenance, and systems operations, with 3+ years managing projects.
  • Thorough knowledge of facility lifecycle management and cost structures.
  • Comprehensive knowledge of asset management principles and practices.
  • Strong leadership skills and ability to coordinate a team.
  • Ability to prepare and present complex reports effectively.

Nice-to-haves

  • Experience developing asset management plans for buildings and building systems.
  • Experience in facility planning for maintenance depots or similar facilities.

Benefits

  • Salary range of $104,908 - $178,628
  • Full-time position with a regular schedule (8:00-4:30 M-F)
