About the position

The Asset & Wealth Management Division (AWM) at Goldman Sachs is seeking a Vice President to join the Real Estate Core Services team. This team is dedicated to providing support for the closing of real estate transactions, which encompasses a variety of activities including acquisition, disposition, financing, construction, development, and asset management across multiple asset classes such as office, retail, multifamily, hospitality, and industrial. The ideal candidate will have a robust background with 8-12 years of experience in closing commercial real estate transactions, including both direct transactions and lending/borrowing transactions. This role is critical as it involves managing the closing process and ensuring that all aspects of the transaction are handled efficiently and effectively. In this position, the successful candidate will be expected to work collaboratively with a diverse team of professionals, including Investing Professionals, Portfolio & Asset Managers, Capital Markets, and Legal teams. The role requires excellent organizational, project management, and customer service skills, as well as the ability to communicate effectively both verbally and in writing. Proficiency in Microsoft Word and Excel is essential, and the candidate should be a self-starter who thrives in a team-oriented environment. The Real Estate Operations team is tasked with becoming subject matter experts within Operations, playing a vital role in establishing new processes and transitioning functions from other parts of the business. This includes supporting bespoke and varied transactions, managing new products and business, entity creation, trade support and settlement, asset servicing, and cross-regional coordination. As the scope of the role evolves, the team will be expected to adapt to changes in the real estate investment mix and the associated operational requirements.

Responsibilities

  • Provide dedicated support for the closing of real estate transactions.
  • Manage the closing process for various real estate activities including acquisition, disposition, and financing.
  • Review and abstract purchase and sale agreements and monitor the due diligence process.
  • Order and review title commitments, surveys, and zoning reports, assisting with curing defects.
  • Order appraisals and ensure compliance with appraisal policies.
  • Collaborate with outside counsel on document preparation and ensure compliance with transaction processes.
  • Prepare closing statements, including income and expense proration schedules.
  • Liaise with title companies and external counsel on closing requirements.
  • Prepare sources and uses of funds to calculate equity contributions.
  • Monitor cash flow and manage document execution and delivery.

Requirements

  • Bachelor's Degree or equivalent.
  • 8-12 years of experience in a similar role with a focus on closing real estate transactions.
  • Strong understanding of real estate investment processes and corporate governance.
  • Excellent organizational and project management skills.
  • Proficient in Microsoft Word and Excel.
  • Strong verbal and written communication skills.
  • Ability to work collaboratively in a team environment.

Nice-to-haves

  • Experience with both direct real estate transactions and lending/borrowing transactions.
